The 29-year-old has had his medical, according to Goal, and could even be part of Pellegrini’s squad for their opening game this weekend.
West Ham go to Anfield on Sunday to face Champions League finalists Liverpool.
Perez, who spent last season on loan at Deportivo La Coruna from Arsenal, will be back up to Marko Arnautovic and Javier Hernandez.
The Gunners goalscorer is not expected to be the last addition through the door at West Ham, though.
